By engaging staged building inspections, we can identify issues during the build process that are often easier fixed at the time rather than at the end. We find builders are more accommodating fixing items during construction as this can be cost effective for the builder and also limit reworks. Staged Building inspections will give you peace of mind that you are receiving a quality home built to Australian Standards.
There are 5 main stages for which stage building inspections occur however you can choose the ones that most concern you
Stage 1 - Footings and Slab Inspection
The concrete slab forms the foundation of your property and this needs to be correct to ensure the following trades can work to the standard required. We will check the following:
- Prior to slab pouring to ensure steel is installed. Footing depths are correct and services and conduits are installed.
- After Slab to ensure it is the correct size and to acceptable finish.
Stage 2 - Roof and Wall Frame Inspection
This wall and roof frame are the structural element of your home and this is imperative to get correct. Once the frame is completed and prior to insulation and wall linings we will check the following:
- All framing meets required standards
- All connections between the concrete slab and wall frame, wall frame and roof frame are correct and adequate
- All bracing is adequately fixed
- We will look over all framing to identify and concerns or issues.
Stage 3 - Roof cover and external cladding Inspection
The roof cover and external cladding's are what make your home water tight. By checking the roof cover and external cladding are installed correctly will ensure the longevity of your home and limit issues down the track. We will check the following:
- Roof cover is installed to manufacturers standards and Australian Standards
- Roof cover does not have any gaps and is sealed correctly
- External cladding is visually within Building Tolerances and Guidelines
- Brickwork is installed to Australian Standards with adequate brick ties, weep holes, damp course and control joints installed
Stage 4 - Wet area waterproofing Inspection
It is important waterproofing is correct to limit dampness and leaking once moved in. Damaged caused by incorrectly installed waterproofing can be very costly. We will check the following:
- Ensure all waterproof membranes are in place
- Check all wet areas
- Check penetrations and potential issues
Stage 5 - Practical Completion / Handover Inspection
This is the final inspection of your property. The report will cover all aspects of a property. It will detail major & minor defects. All aspects of the dwelling will be inspected to ensure it has been built to Australian Standards and is within the Building Tolerances and Guidelines.
Stage Building inspections vary in price based on the stage you want inspected. The more stages included will allow us to do a package deal bringing the price down. Servicing Adelaide and surrounds. Stage building inspections usually take from 1 to 2.5 hours depending on the stage we are inspecting.
The Inspection report will be sent to you within 24 hours of being completed on site

It will be the builders responsibility to clarify with you what remediation works they will or will not attend to. The inspection reports are a good tool to question works and seek clarification. You will find that with a lot of the items noted a simple solution or answer will be supplied by the builder.
