Builders have many terms for the final stage, final inspection, handover inspection, practical completion. Builders have the best intent to handover a great home but there is always items overseen or missed due to human error. A Savvy Building Inspection report will cover all aspects of a property. It will detail major & minor defects. The inspection will cover all areas of the property, provided reasonable access is available including:
– The interior, walls, ceilings, floor coverings, wet areas, fittings & fixtures, painting & cabinetry etc.
– The roof void, insulation, sarking, structural integrity
– The roof exterior, leaks, damage adequate drainage, flashings (If accessible)
– The exterior, damage to external cladding,
– The site, landscaping, out buildings, sheds, rain water tanks, fences.
All aspects of the dwelling will be inspected to ensure it has been built to Australian Standards and is within the Building Tolerances and Guidelines.
Savvy Building inspectors are trained to look for the hard to see items such as chipped tiles, scratched glass and paint defects which are often only picked up once owners move in.

Practical completion inspections range from $250 for a unit up to $650 for a large family home. Servicing Adelaide and surrounding areas. Please call or email and provide some basic information on the property to allow us to provide a fixed price.
Practical completion inspections usually take from 1 to 2.5 hours, again depending on size and condition of property. It is imperative this information is provided prior to the inspection to ensure adequate time is allowed.

All builders are different when it comes to maintenance periods and their approach with defect items. There are some great builders in Adelaide that ensure any items picked up at practical completion inspection are completed prior to handover, while others will attend to the works over the next 3 months during the maintenance period. The industry standard is a 3 month maintenance period which you can submit a list of defects to be evaluated by the builder.
All builders are obligated to give a 5 year minimum structural warranty however the majority offer far more these days.
